Born has assisted Emilshus AB (publ) in the acquisition of four industrial properties in Halmstad and one industrial/warehouse property in Jönköping for a total purchase price of SEK 170 million, generating an aggregated annual rental income of SEK 11.1 million.
This acquisition marks Emilshus’s first expansion outside Småland, a strategic step into a swiftly developing region adjacent to its core market.
The Halmstad acquisition comprises four industrial/warehouse properties with a total lettable area of 9,300 sqm. Key tenants include Ahlsell and Samhall; the properties are fully leased, with an average remaining lease term of 3.7 years. Closing is scheduled for the first quarter of 2022. In Jönköping, Emilshus has entered into an agreement to acquire an industrial/warehouse property with a lettable area of 3,200 sqm. Tenant Orkla occupies the space under a lease with a remaining term of 5.0 years. Closing is also expected in the first quarter of 2022.
